120 Brown Knight has three separate attic storage areas on the second floor. There is a huge storage area above the second floor. One of the areas on the second floor has room for a whole host of things. We use this area for tool storage and a work bench.

With a light and fan, it’s easy to work up here nearly year round, and it’s very accessible, just off the upstairs retreat. This could be a reloading room, a tool room, or simply extra storage space. The possibilities are endless.

120 Brown Knight is built to be efficient. With Low-e glass windows, lots of insulation, attic radiant barrier and more, energy bills are always low. One way that David Weekley was able to squeeze so much efficiency into this home is that it uses new frame construction.

One of the biggest leaks of energy out of a home is between the sill plate. This plate is usually two 2×6 boards at the top and bottom of an exterior wall. The energy is lost between these two boards. Weekley’s solution? Eliminate the gap between the two boards forming the sill plate by using just one board instead of two.

This use of one board instead of two means that the rafters and wall studs have to align, because there is less strength using one board instead of two. Most builders use two boards because they don’t have to align the wall studs and ceiling rafters, so it’s easier and faster to slap the house together. David Weekley takes the extra time to align the wall studs and rafters, so they can eliminate the extra 2×6 sill plate. This saves them money. However, it also saves the home owner money by being more efficient and not allowing energy to transfer between the two boards.

One thing you wont have to worry about at 120 Brown Knight is termites or pests. Sign up for an affordable contract with Pest Defense and they will take care of any critters as they try to attack the home.

Pest Defense installed in-wall tubing when the home was first built. This allows chemicals to be sprayed directly into the walls where termites and pests will want to be. It also avoids these types of chemicals from being applied out in the lawn.

Putting chemicals directly where they need to be is one more reason why you can rest easy in your new home at 120 Brown Knight.

You can never have too much storage space, and 120 Brown Knight is covered with it! The garage has elevated storage racks that hold up to 800 pounds each! Within easy step-stool reach of the garage floor, these racks are great for storing tools, holiday decorations, or just boxes of old things that aren’t used regularly.

These racks sit high enough to accommodate tall trucks and vans, yet provide enough clearance to hold large items. Don’t take up valuable garage floor space with things you want to store. At 120 Brown Knight, there is plenty of storage for all your valuables.

120 Brown Knight has a concrete pad to make room for a storage shed area. This pad sits out of view from the back porch and yard! Currently, a Rubbermaid shed sits in this location, but all sorts of uses can be made with the concrete slab that is tucked away.

From lawn equipment and fertilizer to a project space for working, it’s nice to have a solid surface to work on that is hidden from view.

Besides having an irrigation system, 120 Brown Knight has a high-volume water spigot as well. There are times when you want to water the trees, spray the lawn, or work on some project where you need lots of water. Using the spigot on the side of the house uses 1/2 inch internal water pipe that first runs through the water softener. This may be fine if you wish to wash the car, but for bigger projects, using the in-ground spigot will be best.

The in-ground spigot is connected to the 3/4 inch irrigation line. This provides water at a high volume, bypasses the home’s water softener, and allows for a larger diameter hose to be connected for maximum flow. Want to water the trees quickly? Want to fill a small pool? Want to run a sprinkler for the kids to play in for an hour? Using the in-ground connection will work best for these types of things. Located next to the house, its placement allows a 100-foot hose to reach both sides of the house from different directions.

Foundation Drip Line

It is critical to keep the ground moist around your foundation during North Texas summers. If the ground is allowed to dry out, the foundation can settle, crack, and cause all sorts of structural problems. The dry clay soil will pull away from the foundation, causing even further problems. Cracks in walls, doors sticking, broken bricks on the veneer of the home, and lines and cracks in the floor can be signs of more trouble ahead.

Moist soil prevents these problems. Zone seven on the irrigation system is a foundation drip line that can put small amounts of water into the soil roughly 12 inches way from the foundation. Run for just a few minutes a day during the warm Texas summers keeps the ground around the house moist.

The foundation is also very solid at 120 Brown Knight. 34 holes were drilled under the foundation to 30 feet deep! These were filled with concrete and support the foundation from the shifting clay in the area. Rest assured that the foundation is well taken care of. Show it just a little bit of love with some water a few days per week and it will take care of you and your family for generations to come.

There is only one garage door opener to maintain. There is also only one door instead of two, for lower costs and less maintenance.

The biggest reason is there isn’t a center wall post to try and avoid when pulling cars in or backing cars out! Friends who have double garage doors are always complaining about hitting the center wall section that separates double garage doors.

Don’t hit your garage wall, enjoy lower maintenance costs, and use your double sized garage door.

Location

The joke in our house is that everything we need is literally no more than five minutes away. HomeDepot? Five minutes. Walmart, Kroger, Aldi? Five minutes. Pharmacies, movie theaters, and tire stores? Five minutes. In the next year, The Realm will be built with even closer retail space.

Toyota’s North American headquarters is ten minutes north, as are a lot of corporate jobs and offices in Plano. Frisco, with its mall, shopping, and every type of restaurant imaginable, is 10 minutes north. DFW airport is 15 minutes south.

From DFW to McKinney, the 121 corridor is the newest and best place to be in the metroplex. Living further out means much longer commutes and more traffic. 120 Brown Knight truly is the perfect location!
